
Spotahome Review: Costs, Limitations and Fit for Digital Nomads
Desk-research review, updated 28 September 2026. Spotahome can be useful when you need a furnished room or apartment for at least a month and cannot attend an in-person viewing. Its strength is a structured online booking flow; its trade-off is that the headline rent is not the whole payable amount, cancellation can be costly, and the lease remains a landlord-tenant contract rather than a hotel reservation.
This review is based on Spotahome’s current terms, booking pages and live listings. We did not stay in a property or conduct an undercover test, and we do not present marketplace star ratings as independent evidence.
Quick verdict
Spotahome is best for a remote worker who knows the city, dates and budget, has enough cash for the upfront payment, and values booking before arrival. It is a weaker fit if your dates may change, you want to inspect the exact unit in person, or you need a simple all-inclusive price.

How Spotahome works
Spotahome is an accommodation marketplace and booking intermediary. You search by city and dates, compare a listing’s rent and conditions, submit a booking request, and provide payment details. The platform’s terms say it does not charge the tenant until the owner accepts the request. Once accepted, it charges the first payment plus the reservation fee and applicable VAT.
The owner chooses the rental contract and the rent. Spotahome receives the initial payment and normally releases it to the owner 48 hours after move-in, subject to the move-in deficiency process. Later rent, deposit handling and utilities depend on the listing and lease.
The platform’s minimum reservation is generally 30 days, although an owner or local law can require longer.
What does Spotahome cost?
The checkout total can contain several separate amounts:
- Headline rent. This is the landlord’s monthly price, not necessarily the amount due today.
- First payment. Spotahome defines this as 30 days of rent in most cities, or 31 days when the contract starts on the first day of a 31-day month. In the United Kingdom, the definition is one week’s rent.
- Reservation fee plus VAT. This is charged after the owner accepts. The amount is displayed during booking and varies with the reservation.
- Security deposit. The amount, timing and protection terms vary by listing and contract.
- Utilities and building charges. Some listings include them, some cap them and others charge them separately.
- Landlord administration fees. Certain professional-landlord listings show additional check-in, contract or administration charges.
- Later rent. Usually paid under the lease terms, not covered by the initial platform payment.
Because the reservation fee is dynamic and listing-specific, a single percentage quoted in an old review may be wrong for your booking. The practical method is to record the checkout total before submitting, then add every future amount shown in the listing and proposed lease.

Cancellation policy
Spotahome’s standard policy is materially stricter after the landlord accepts:
- Before landlord approval: no charge.
- 60 days or more before move-in: first payment refunded; reservation fee lost.
- 30 to 59 days before move-in: 50% of the first payment lost; reservation fee lost.
- 29 days or less before move-in: first payment lost; reservation fee lost.
The current terms include a separate Flex Cancellation option. Where purchased and applicable, cancellation at least three days before move-in returns 90% of the first payment and 90% of the reservation fee; the Flex fee itself is not refunded. Fewer than three days before move-in falls back to the standard policy. Check that the live checkout actually offers Flex and read the booking-specific terms before relying on it.
The terms also say the lease controls an early move-out. Leaving after move-in does not automatically cancel remaining rent or make the platform fees refundable.
What happens if the property is not as described?
The move-in window is short. Spotahome’s terms ask tenants to report significant or minor deficiencies within 24 hours after the registered move-in date, using the profile contact form or help email. The report should include the reservation number, visual evidence and confirmation that the issue was discussed with the owner.
This makes a same-day inspection routine essential:
- record a continuous video of every room;
- photograph damage, mould, missing furniture and meter readings;
- test internet, hot water, appliances, locks and heating or cooling;
- compare the unit with the listing; and
- report material discrepancies in writing before the 24-hour deadline.
Personal preference, perceived neighbourhood safety, travel delay, illness or a failure to report on time are examples the terms list as non-refundable situations. Read that section carefully rather than assuming a card chargeback will solve a dispute.
Verification: useful, but not an in-person viewing
Spotahome markets verified landlords, property checks and a guarantee on many listings. These signals can reduce uncertainty, but they do not eliminate it. Listings may use videos or photos prepared earlier, and furnishings, street noise, light and building conditions can change.
Read each listing literally. “Verified by Spotahome,” “verified landlord,” deposit protection and 24-hour check messaging are different badges. Do not treat one badge as a promise that every feature, payment or dispute outcome is covered.
Privacy and documents
Booking can require identification, employment or study evidence, income information and payment details. The terms allow the platform to request verification and may cancel a booking or retain the reservation fee when required documents are not provided or a verification process is deliberately not completed.
Before uploading documents:
- confirm the request appears in your authenticated booking flow;
- redact information that is not required;
- use platform channels rather than sending documents to an unverified personal account;
- keep copies of what you submitted; and
- ask how long documents are retained if the request is unusually broad.
Customer support and dispute expectations
Spotahome is an intermediary, not the landlord and not a hotel operator. It can hold the first payment, assess a reported deficiency and provide a support channel, but the lease creates direct obligations between tenant and owner.
Support is most effective when the evidence is clear and timely. Save the original listing, fee screen, confirmation email, lease, messages and move-in evidence. If an important promise is only in a chat, ask for it to be added to the contract or listing before acceptance.
Who should use Spotahome?
Consider it when:
- you are relocating and need to secure housing before arrival;
- the city has limited short-term furnished inventory;
- you can commit to dates and pass tenant screening;
- the total price remains competitive after fees; and
- the listing has a detailed video, floor plan and transparent bills.
Avoid or delay booking when:
- your visa, job or arrival date is uncertain;
- you cannot risk losing the first payment and reservation fee;
- you need strong accessibility assurance that photos cannot establish;
- the landlord has not supplied the proposed lease; or
- key charges are described only as “to be confirmed.”
Alternatives
- Direct local agencies: useful for in-person viewings and local negotiation, but often require documents and commissions.
- Coliving operators: generally simpler for utilities and community, though the monthly rate can be higher.
- Furnished-rental marketplaces: comparable online search and booking, with different fee and cancellation models.
- Hotels and aparthotels: more flexible and serviced, usually at a higher monthly cost.
- Short initial stay plus local search: lowers property risk but adds a move and may expose you to seasonal scarcity.
Booking checklist
- Download or screenshot the complete listing.
- Confirm the exact unit, not merely a representative room.
- Add the reservation fee, VAT, deposit, bills and landlord charges.
- Read the cancellation policy shown for that booking.
- Obtain the proposed lease and house rules.
- Verify internet responsibility and minimum speed if work depends on it.
- Confirm registration, address-document and mailbox rules.
- Keep sufficient funds outside the platform for later rent and move-in costs.
- Inspect and report within 24 hours.
